Real Estate Fund Controller – Big 4 Audit Experience Preferred!

Introduction:

 

Our client is a global US marketing leading Real Estate Investment and asset Manager.

 

Their Luxembourg office manages their investment Fund portfolios.

 

For this office, we are looking for a Senior Auditor from the Big 4 with 3-5 years of experience ideally within Real Estate for a newly created Fund Controller position working on one of Europe’s largest Real Estate fund portfolios.

 

Tasks and Responsibilities: 

 

  • Preparation of a monthly and quarterly set of financial statements, existing of at least an analytical balance sheet, FFO statement (including a comparison to forecast and/or budget with explanations) and income statement;
  • Part of this task is to combine the information provided by the regional accounting teams into one consolidated statement, review regional reports and comments and ask follow-up questions if and when required;
  • Assisting the Senior Fund Controllers with the preparation of the required reporting packs for corporate reporting (monthly and quarterly), which include the financial statements as well as a number of reconciliations and supplemental schedules (NOI schedule, real estate schedule, debt schedule, AR aging);
  • Ensure correct consolidation of the subsidiaries of the funds, including the making of required elimination entries for capital increases/decreases, dividend distributions, internal share transfers, new incorporations and liquidations;
  • Assisting with interim and year-end financial audits on the consolidated financials as well as on the sub-consolidation level if and when required. This may range from the preparation/collection of items on the PBC list to responding to information requests from the auditors;
  • Assisting the Fund Controllers with the preparation of consolidated IFRS statements by preparing required analysis (e.g. period to period comparisons) and recording adjustments to the IFRS ledgers (such as valuation adjustments and deferred tax adjustments);
  • Preparation of consolidated IFRS statements at the sub-consolidation level (“pool” level) if and when required. These statements may be required for new debt offerings or for reporting to the lenders under the various credit facilities;
  • Responding to ad-hoc information requests from management, corporate accounting, FP&A and US corporate and fund accounting;
  • Contributing to the next step of further improvement of the fund reporting product and overall European reporting/accounting procedures.

 

Qualifications and experience: 

 

3-5 years of experience as an auditor in the Big 4

  • Experience with/knowledge of IFRS is essential
  • Experience with/knowledge of US-GAAP is preferred
  • Experience with tax-efficient organization structures
  • Ideally, experience within Real Estate
  • Fluent in English (spoken and written) and preferably another European language
  • IT literate, working knowledge of EPR systems (ProLogis uses Peoplesoft), excellent spreadsheet skills
